What to know before you apply
Applications are usually processed within 5 business days once all documents and verifications are received.
Housing vouchers are accepted.
Rental criteria
Income
Combined verifiable gross monthly income must be more than 3 times the monthly rent. Employment and income verification are required.
Credit
An average score of 600 or higher is preferred. Scores of 500–599 may require an additional $300 non-refundable Risk Mitigation Fee at move-in. Scores below 500 may result in denial.
Rental history
3 years of verifiable rental or mortgage history, no evictions in the past 7 years and no outstanding balances owed to previous landlords.
Criminal background
No felony charges in the past 7 years. Misdemeanor history is reviewed case by case.
Other
No foreclosures or bankruptcies in the past 5 years.

Cats and dogs are welcome, up to 2 per apartment. There's a $300 non-refundable pet fee, and pet rent runs $10–$50 a month based on each pet's PawScore from PetScreening.

Water, sewer and trash are included in every plan, along with the $50/month Resident Benefit Package. Efficiency apartments also include electricity.
Every Southeast Texas Property Management resident is enrolled in the Resident Benefit Package. It includes liability insurance, credit building for on-time rent payments, HVAC air filter delivery where applicable, move-in concierge help setting up utilities and home services, and on-demand pest control. The $50/month cost is already included in the advertised rent.
Residents are required to carry legal liability coverage for damage to the landlord’s property.

Rent is paid through a tenant portal provided through AppFolio.
The application fee is not refundable if the applicant decides not to move forward with the apartment. The security deposit is refundable once the lease is fulfilled in full.
All occupants 18 years of age and older must complete an application.
Once your application is approved, you can pay your security deposit and schedule your move-in. Your first month’s rent is due at move-in.
